The first 30 weeks in the #Stanley90sFixerUpper

For the first 30 weeks we've owned our fixer upper, I've shared our progress here on this blog. You've seen the drywall repair techniques we learned; heard about allllll the door, trim, and cabinet painting; and seen that magical moment when our living room got baseboards. We are still in what we're considering "phase 1" of our reno, but at this point have gotten so many things done that it's time to share our progress a little differently.

And, I wanted to put all of the weeks in one place--so here is a gallery and list of our efforts, in order!

Two bathroom renos in four days: Complete! And art-hanging success. #stanley90sreno week 29

Happy day! Our spirits and energy were up this past weekend, out from under the dark, grumpy pneumonia cloud and ready to get stuff done. We finished the bathrooms!!!!!

Two bathrooms in two weekends: Part 2! #stanley90sreno week 28

I considered calling this post "Two bathrooms in two weekends: What not to do."

As I shared last week, we're redoing both of our secondary bathrooms this month and had a pretty intense construction schedule! We did a TON of work last weekend and were exhausted but got basically everything on the list done and were feeling super productive and effective.

Stuff started arriving in the mail and we were feeling pretty ready to get things installed!

(Both of those tiles are provided by Thomas Avenue Ceramics. Aren't they cute? I love the classic shapes. I'll share more about our tile ordering process later but check them out in the meantime for free shipping and great customer service and online ordering!)

Brass-free fireplace and two bathrooms in two weekends: part 1! #stanley90sreno

We are feeling proud and excited, but seriously tired! We got so dang much done over the past two and a half days and the bathrooms are looking great!!

Oh, also, we had our fireplace and chimney cleaned last week and the cleaners removed the doors for me--WOW, does it look better. (Here's the before tour.) Still not sure what we'll do with the brick, maybe add a mantel, need to add some art... but for now it's a much nicer room! We even had a fire in the fireplace Sunday night.

Get all of the small things done so we can focus on the BIG, exciting things to come! #stanley90sreno week 25

We are planning two big projects in April, and wanted to get started on the right foot by finishing up our little projects and getting the rest of the house cleaned up!

You can call me crazy now or later, but I'm writing it down anyway--I'm having a party with some girlfriends the last week in April and want to have our powder room totally redone by then. Jason suggested how about we do the guest bath at the same time??

We're going out of town next weekend and so will have two solid weekends to do demo, tile floors, baseboards, plumbing install, vanities, and hardware for both bathrooms. We'll see how it goes!!

In the meantime we just had to get some of the lingering last steps and clean-up done for other things we've done lately. The big news is we got the kitchen tile project almost all wrapped up, including shelves, counters, etc. That is a HUGE weight off my shoulders and it's so exciting to have a functional kitchen!!

Here it is as I write this post. Still need to finish up switchplate installation, caulk the ceiling and counters, and touch up paint outside the grout. And install the quarter round at the base of the cabinets, but I'm hardly counting that. And we will probably need to buy a new range and get some electrical work done.

We had quite the list of to-dos. Here it is--we got the crossed-off ones done!

Kitchen:


  • Clean up tile project
  • Caulk counters, ceiling
  • Cut switchplates (1/2)
  • Clean kitchen light globe
  • Oil counters 
  • Finish shelves
  • Touch up wall, ceiling paint around grout (soon?)
  • Put away jars in moving box
  • Clean off small appliances

  • Organize garage

  • Switch desk/table

If all of that goes well…


  • Play with stair flooring 
  • Paint package of baseboards
  • Paint bathroom ceilings

As usual, things take longer than you think they will so we didn't get anywhere near working on the stairs or getting a head start on bathrooms. 

And, of course... I've been online shopping for supplies for our bathroom renos! Here are a few of my biggest inspirations for the guest bath... following some big decisions after this post, thank you for your suggestions here and in this Instagram post!

We are going to buy an IKEA white Hemnes vanity for the guest bath!! Big step, starting to spend the real money on this project! How cool do they look in this image, with the handles swapped out??

And I think we've decided on a white hex tile floor and pedestal sink for the powder room. We currently store the medicine cabinet in that bathroom but that's not critical, and I haven't been able to find an attractive small vanity that will work in that room. An inspiration...

So one of my other to-dos this week is to make a shopping list of supplies for the bathrooms. I have 2-3 weeks for things to get here so we can install on schedule! Despite all of our work here at the Stanley 90's reno I've never done two expensive, concentrated, time-sensitive projects at once like this so I am definitely a little nervous. 

Feeling powerful after our week of knocking out so many little tasks, though!

A fully functional kitchen for the first time since October!! #stanley90sreno week 24

What a good feeling!! This was a big one!!

We had one (big) goal for the weekend, broken into several pieces:

  1. Finish tiling the kitchen walls and backsplash
  2. Finish grouting same
  3. Finalize/wipe down grout on main kitchen wall
  4. Install vent hood
  5. Install shelves

And we did it!! I did another 10-hour day tiling (though this time I also fit in some grouting) on Saturday... I had been grouting in 1-hour bits during the week but got a lot done at once Friday and Saturday. Grouting takes a while cause so much of the grout falls down right after you put it up... more about that later; I invented a couple methods... and then SO. MUCH. SCRUBBING. to make it look even. I destroyed my hands with the scrubber I was using. I will wear gloves next time.

I had to finish the main wall first so Jason and my dad could put up the vent hood. I finished the side wall (and not-pictured) wall next.

The side wall and this wall are still streaky with grout. I need to go through with a textured rag or scrubber and clean those up later this week.

But the back wall is done (except ceiling paint touch-ups) and we installed our brackets!! We drilled through tile! Success!!

I also cut, sanded, and oiled our shelves. We still need to screw the shelves onto the brackets but had to get the right screws first and only just bought those. I put a few dishes on cause I was so excited, though. Cannot wait to have that space ready for plates and commonly used things!! Unloading our dishwasher is seriously inefficient right now!

And, I already used the vent hood while cooking dinner!! It will be so nice to have that to keep from getting grease splatter on my pretty pendant light and smoking up the house!

We finished late at night so here it is in the dark.

Oh, I also played around with the living room--sneak peek! Our green ComfortWorks cover and figuring out what to put with it...

Gotta finish up the kitchen this week with little things like switch plates (and finishing wiping down the grout) and then the kitchen will be DONE. WOW. So grateful. Remember what we started with?? This is the LISTING photo. As in, most flattering photo ever taken of this sad space.

Now that the kitchen is almost done we will be moving on to a couple other big projects for April--hint: not just one bathroom... (!!!!) I can't wait.

Very pretty things have started happening. #stanley90sreno week 23!

We still have more baseboards and flooring to do, but I convinced myself it was okay to switch to more exciting projects for a while and boy, was it fun!! And hard work.

I was really looking forward to doing our kitchen tile backsplash after choosing a pattern (thank you!), and, once we do that we can install our range hood and shelving which will seriously add functionality to our kitchen! On Saturday morning my parents came over to help out. My mom and I worked on tile while Jason and my dad drilled a hole in the house to install the range hood.

The tile pattern (straight herringbone) looks awesome!!! Cutting around the window definitely added some complexity and it took us a while to get into a groove so unfortunately it took my mom and me 10.5 hours of work and we only got one of the three walls up. The other two are much smaller, but still, it was a little discouraging. 

I was sort of in a daze after working all day Saturday (time files but also I was tired!) and when I woke up Sunday the bottoms of my feet felt a little bruised from standing and balancing on the ladder all day! But every time I walk into the kitchen I jump for joy a little cause the wall looks SO. COOL.!!!

More pretty things... we got our sofa cover from ComfortWorks (I will blog all about it later but here's a sneak peek for you!!) and put it on. WOW. WOWOWOWOW it's amazing.

I had a hard time choosing the color and fabric but I am really happy with the emerald velvet! Still need art, pillows, coffee table, maybe accent chair changes, but it's looking great with the new arc lamp and I think I'll be able to pull it off with the jute rug! Beyond that I am still scratching my head a little so ideas are welcome. Here's the before and after (just the new cover and legs) of our IKEA Karlstad.

We also got out for a hike on Sunday in the rare bit of blue skies and talked about our next more exciting projects--looks like we may have not one but TWO bathroom makeovers planned next month!

Becoming baseboard pros, and obsessive Craigslist searching pays off: #stanley90sreno week 22 progress!

Moooooore baseboards. We did a lot of the downstairs last week but there's still so much to do! Good news is it went much faster this weekend and we made big progress. And on some other little projects... and I finally got a piece I've been looking for on Craigslist!!!

On Saturday we got the living room and hall done (those involved some tricky pieces, angles, teeeeny floor pieces we had to recut, etc.....) and on Sunday we powered through the spare room and upstairs hall in less than 2 hours. SO glad it's getting faster!!

Oops, we didn't actually finish all of those rooms--still need to caulk them. Turns out Jason sort of enjoys caulking?? which is great since neither me nor my parents do and this has been a team effort so far. Now Jason needs to finish caulking some baseboards while I do something else!


So, my dresser search. Since around the time we moved in I've kept tabs open on my phone for Craigslist searches, so at least twice a day I refresh each of them and look for rugs, dressers, bathroom vanities, and a few others. I've been desperate for another dresser for our bedroom so I can move the fabulous midcentury low one down to the living room for the TV. I don't know what style our bedroom is going to be yet, so I wasn't too picky on dresser type, but wanted something affordable, real wood, clean, and large enough for all my folded clothes.

Friday I found one for $60 from someone who lives 10 blocks from us. SOLD!

It's missing some handles (I found replacements online) and has a few scratches, so maybe I'll clean it up, use it for a while, not sure if it'll stay in this room or not.

The BEST part is our beautiful vintage midcentury dresser looks great in the living room!

Should we put some art above it or on the side wall?? I was thinking a large plant would look good to the right but there's not quite enough room.

We also checked some lingering to-dos off the list including installing the new laundry room/garage door (with functioning handle! This is a big improvement.) and putting the last piece of the butcher block countertops in. Phew. So grateful for the weekend at home!

Getting ready for company! And baseboards. #stanley90sreno week 21 progress

We took a huge step last week and installed BASEBOARDS. It's amazing what some white painted wood will do to a home!

Looking around the family room, dining room, and front hall, I see a home now instead of just a fixer upper house. This looks like the kind of property you want to buy!! No more ragged floorboard edges and old edges and holes exposed, now a pretty finished room ready for decor!

I have been dreading installing the baseboards but this wasn't as bad as I imagined. My generous parents came by and I took a day off work to get started. It's definitely faster than flooring and you only need one saw (chop saw) so takes less setup in the garage (though you do need the nail gun and air compressor, not great to haul around). And then there's caulking the edges--also a pain but looks SO. GOOD. when done!! Oh, we also need to touch up the nail holes--maybe when all of them are in.

I had been waiting for the baseboards to install the pocket doors we have in several rooms, but then it turns out I can't put baseboard behind the bracket because it makes the bracket stick out too far and the doors don't close. So we'll do tiny baseboard pieces outside the brackets, and I was free to install the doors that have been leaning against walls for months! Covering all the mess inside the office closet (not yet organized) and the pantry shelves made both rooms look better and lighter, reflecting the light back! Such a good feeling to get these up.

We also had company over on Saturday night which meant we cleaned. We haven't cleaned around here much, sad to say, because there are still tools and dust everywhere and no baseboards so it won't look good anyway. But we really got our act together Saturday and organized things, cleared off the mail on the dining table, put stuff back in the garage, even cleaned up our tool area which had been on the entry table, and then did a good dust and vacuum everywhere. It's so nice to be in a clean home.

We also did little things like install the dishwasher finally (just the screws; has been working fine but not mounted) and open up the vent hood box to plan for install once the backsplash is done. (Thank you, Jason.)

We finally have a bathroom door. And baseboards! #stanley90sreno week 20

Two big milestones happened this past week at our fixer upper!

The layout of our master bathroom is the "suite" style with the vanity and entrance to the closet in one room and the toilet and shower in another. This is stupid for several reasons... mainly:

  • There was no door to the bedroom from the vanity, so the light glared onto anyone still sleeping!
  • There was carpet in the vanity part of the bathroom (and a big icky spot under the carpet from people standing there wet after a shower! Ugh!)
  • There is only one window in the bathroom area, above the toilet; the wall/door blocks all the natural light coming to the vanity where you're doing your makeup and want all the light you can get.
  • It makes both rooms feel small!

You can see this funky layout in person in our before tour. No good. That wall between the vanity and toilet will be coming out soon I hope, but in the meantime I've been meaning to move the trim from the inside door frame to the bedroom door frame (it previously had a cased opening with no door-mounting trim).

My dad came over the other weekend with his nail gun and we did the door frame swap. Then during the week I filled the holes with wood filler, primed, and painted (using the same method we did for all our trim). Finally this weekend it was dry and I was able to install the door!

Here it is before (the old frame accidentally got partially primed--it is now trash). Ignore the turquoise painted floors--cannot wait to get tile in there! Ugh, this bathroom is so gross right now.

We are so excited to have a bathroom door!!

Already we used it as Jason slept in Sunday and I was able to get dressed in a light room without bugging him!

Another big step of the past week is we bought and painted baseboards. I really should have measured the whole house first... but I just did a rough estimate based on how many rooms we have, and I am fine going back for more later. We will do it in chunks, anyway. I am not looking forward to installing these but buying them (had to have my dad help so we could strap them to his car) and painting some of them (they come with primer on them, which is a big help) were the first steps! We are a tiny bit done!

Also note that white door in the back of the photo (and ignore the messy garage, please?)--we bought that at the Habitat for Humanity ReStore over the weekend since doors were 75% off for the month of February. It's almost like new and has a nice craftsman look and was in the exterior door section but looks like an interior door--it's actually labeled "laundry" on the top edge and that's how we're going to use it, too! It will replace that navy door to the right, which is a dinged up hollow metal door with no functioning knob! The previous residents replaced it with a padlock so now you just push/pull to open it. :/ Excited to replace it with the clean white one and a real knob!

Meanwhile, I am still on the hunt for rugs, dressers to use as bathroom vanities, and other fabulous Craigslist scores and am thinking more seriously about our kitchen tile backsplash which I think will happen after the baseboards. Things are happening!

Help me chose a sofa color! #stanley90sreno week 19

I did a few things for the house in the past week but we spent the weekend at a fabulous beach house with 10 friends and a 3,000 piece puzzle. It was fabulous and more on that later. But one thing that's really been on my mind for the house this week is choosing the color and weave of a custom slipcover for our IKEA Karlstad sofa!

I think we'll be getting a Karlstad cover from Comfort Works along with some medium wood tone midcentury feet. We've had our basic grey Karlstad sofa for several years and while it's very comfy, the cat has used it as a scratching post and it's definitely seen its share of red wine and little bits of chocolate. Plus, we have our grey West Elm Henry sofa in the family room, so we don't really need another grey one. Comfort Works slipcovers for the Karlstad come in soooo many fabrics, and nothing else in the living room is set in stone!! So there are SO many options for what this couch and sofa could be! I am having a really hard time deciding, so thought I'd share a few options.

We have 1) brown wool blend 2) blue velvet 3) emerald velvet 4) navy basic woven upholstery and 5) tan basic woven upholstery.

Here's what the living room looks like now. Remember all of this can change! I was originally going for a neutral look in here, black and white plus natural elements like the jute rug, but the grey couch is just too boring and I know it needs to change, so not sure the existing pieces will work with whatever we choose.

Things styled a little bit... I played with some art above the sofa but still not sure what to put there.

So pretend it's mostly a blank slate!

One of my first thoughts was deep blue velvet. I know that could sound really fancy French apartment-ey, but check out these inspirations--it actually can look really boho and cool. Looks great with leather, tan, brushed brass.

But in looking at colorful couches I also saw some dark green velvet ones that are really special and different!

Of course, I think what I'd really like if I was to buy a new couch would be a soft, warm leather, like one of these. This color of leather or fake leather isn't an option for the cover, but I could do a warm tan wool blend that might sort of get the look. Although, it could blend into the jute rug and get a little lost--maybe unless I did a ton of colorful pillows and artwork?

I do notice now that none of these rooms have jute rugs--all fluffy white, which I'm not into for this room which gets a lot of traffic, or a beautiful oriental rug which I guess is an option if I could find the right one. But we do like the jute rug. Would blue or green velvet be weird with jute??

I think I've pretty much narrowed it down to 1) brown wool blend 2) blue velvet or 3) emerald velvet but I'm torn about the rug situation for all of those, and of course what art and pillows. Would love to hear your suggestions!
